With nearly three decades in the real estate industry, Dr. Mahesh Rathi has built his journey on consistency, relationships, and a practical understanding of the business. Over the years, he has been closely involved in residential, commercial, and redevelopment projects, contributing not just through strategy and planning, but through a hands-on approach that keeps every aspect of the work connected and aligned.

As the Managing Director of Windsor Group, he oversees the company’s strategic direction across finance, operations, sales, and business growth. Those who work with him often describe his leadership style as calm, approachable, and clear. He believes in staying involved, encouraging open communication, and making decisions with long-term responsibility in mind. His academic background, including an honorary Doctorate in Construction Management and an MBA, adds to the strong foundation of experience he has developed through years of working in the industry.

Beyond Windsor Group, he continues his entrepreneurial journey through Earthly Joy Global Pvt. Ltd., a venture driven by the same focus on quality and consistency. He also contributes to the larger real estate and construction fraternity as the Secretary of the Builders’ Association of India (BAI).

Mrs. Sapna Rathi

At Windsor Group, Mrs. Sapna Rathi plays a key role in shaping the company’s people culture, brand communication, and customer experience. Her work spans HR, marketing, and CRM, but her approach has always been more holistic than functional. For her, these areas are deeply connected because the way a team works ultimately reflects in how customers experience the organisation.

Over the years, she has focused on creating systems and processes that bring clarity and structure while still allowing people the freedom to think, contribute, and grow. Her leadership style balances discipline with adaptability, helping teams stay aligned without losing the human side of work.

In marketing and customer communication, she believes authenticity matters more than visibility alone. Every message, campaign, and interaction should genuinely reflect the experience customers receive. This focus on consistency between communication and delivery has become an important part of Windsor’s Group working philosophy.

Beyond the organisation, Mrs. Sapna Rathi is actively associated with CREDAI Maharashtra, where she contributes towards skill development and labour welfare initiatives. She is particularly passionate about supporting and strengthening the construction workforce through better training, awareness, and opportunities for growth. She also participates in industry forums and discussions, sharing practical insights drawn from real experiences and on-ground learning.

Academically, she comes from a marketing background and has further pursued certifications in digital marketing, real estate consultancy, and entrepreneurship. However, much of her understanding comes from hands-on experience — working closely with people, managing evolving situations, and navigating the day-to-day realities of a growing organisation.

Her approach to leadership remains simple and grounded: start with intent, adapt with experience, and keep moving forward with consistency and purpose.

Mr. Shriniwas Raskonda

With more than three decades of experience in the construction industry, Mr. Shriniwas Raskonda has built his career around one core belief — strong execution is the foundation of every successful project. His understanding of construction comes not only from drawings and planning, but from years of hands-on involvement across project sites, where real challenges are identified, managed, and solved.

At Windsor, he leads engineering, project execution, and safety management, ensuring that every development is built with precision, efficiency, and attention to detail. His role involves overseeing day-to-day site activities, coordinating with contractors and teams, monitoring structural quality, and ensuring smooth execution at every stage of construction. From reinforcement and shuttering details to sequencing, timelines, and safety practices, he believes the smallest technical details often make the biggest difference to the final outcome.

Known for his practical and solution-oriented approach, Mr. Raskonda prefers identifying issues early and resolving them directly on site rather than allowing small concerns to grow into larger problems. Over the years, he has also introduced practical systems and processes that simplify execution, improve coordination, and create better clarity for on-ground teams.

Safety remains a key priority in his working philosophy. For him, worker safety, site discipline, and process checks are not formalities, but essential parts of responsible construction management. Colleagues often describe him as someone who combines technical expertise with calm decision-making and strong on-site leadership.
